What Is Driving the Boom

Wealth creation at the top. India added over 90 new billionaires and 1,100 new centi-millionaires in 2024. Many of these individuals are converting liquid assets into premium real estate — partly for lifestyle, partly for inflation-hedging, and partly for estate planning purposes.

- The Delhi-Mumbai Industrial Corridor (DMIC) node at Manesar, combined with the upcoming Dwarka-Gurgaon metro phase, will structurally improve Gurgaon’s connectivity premium.
- The anticipated listing of two Gurgaon-focused real estate developers on Indian exchanges in Q4 2025 will increase market transparency and institutional validation.
